This position is for a Senior Leasing Manager based out of our downtown, Toronto offices. The schedule is hybrid with three (3) day in office.

Who you are

The Senior Leasing Manager shall behave like an 'owner' and carry out the roles and responsibilities that demonstrate creativity and resourcefulness in order to achieve desired results.
The successful candidate will be a great teammate, working alongside colleagues, providing input, sharing of ideas that result in achieving a common goal. This role is responsible for assisting the Director, National Leasing with day-to-day Leasing transactions with the retail portfolio asset class. The Senior Leasing Manager will ensure timely and effective delivery of leasing transactions (tenant solicitation, negotiation of new leases and renewals) within the portfolio under management approval processes and reporting requirements as outlined by the Client and Corporate Objectives.

What you bring

• A minimum of 4-8 years of related retail experience in the commercial real estate industry
• Preparation of new and renewal proposals, negotiation of all offers and assistance in negotiation of leases in collaboration with the lease administration department, asset management and external legal counsel
• Support the Director, National Leasing in direct dealings with Asset Managers/Clients regarding all relevant leasing decisions, detailed reports including financial analysis and strategy recommendations.
• Independently lead assigned transactions with oversight from senior members
• An on ongoing understanding of the real estate market in their respective regions, including lease rates, occupancy levels, recent transactions, development pipeline, and future trends
• Ability to understand and advise on financial deal metrics, as well as preparation of all NER, budget and GROC analysis (for retail), as well as other financial calculations
• Maintain up to date transaction progress and data on their assigned portfolio.
• Prepare recommendations for senior management and/or asset management approval regarding lease transactions
• For retail assets assist the Director, National Leasing in identifying and analyzing potential new opportunities in a variety of local markets and the strategic merchandising/tenant mix of Shopping Centre sites
• Assist in the creation of the leasing vision and develop the leasing strategy for assigned assets that are aligned to the strategic approach for national clients
• Complete the leasing team objectives within each property that is nationally consistent.
• Participate in special assignments at a portfolio, national and property level.
• Provide input on existing sites, with respect to feasibility and availability of leasing in respective markets in collaboration with and under the direction of the Director National Leasing.
• Preparation and contribution to reports (ie. Asset Management) and annual leasing budgets
• Supervise all existing tenancies and expiries.
• Continuous commitment to an understanding of the commercial real estate industry, and specifically Colliers stature in the local market.
• Ability to deliver excellent customer service at all levels of the organization and with external partners as well as strong leadership and communication skills.
• Possess strong organizational, time management and project management skills with a proven track record to work both independently and within a team environment.
• Liaise and direct Colliers brokers through the national network team.
• Actively engage in enhancing/establishing relationships broker representatives in all asset classes (office, industrial and retail). Strengthen industry contacts and become familiar with industry trends
• Demonstrated aptitude in learning new systems.
• Exhibits high level of initiative, self-starter, and strong work ethic with ability to work independently.
• Demonstrated accuracy inputting data, high attention to detail.
• Exhibit a high level of professionalism and excellent communication skills.
• Valid Drivers Licence.
• Limited Travel May Be Required

Bonus skills and experience

• Industry specific certification and licensing (multi-province an asset)
• Minimum of 4 years of Landlord experience
• Property Management, Leasing and Asset Management Software (ie. Yardi, VTS).
• Knowledge of Excel, PowerPoint and Word.

• You are confident in your ability to support a team of commercial real estate brokers in order to improve deal velocity and support client leasing objectives.
